What’s different about Sol?

  • Our clients choose us because they care about the sustainability of the planet and the health of the homes they live in or rent. As such, they tend to be research driven and not easily swayed by the influx of "greenwashing" across all industries. The goal of this FAQ is to answer those important questions thoroughly and in depth. However, the short and sweet: Sol has been training teachers, developing trade programs, and leading community workshops to bring sustainable practices into schools and communities since 2011. Our commitment to sourcing materials that have a low impact, whether local or renewable, paired with a model that leads by example to show that construction does not have to be toxic sets us apart from almost every other tiny house builder. We believe that while most construction companies are moving to scale and produce as inexpensively as possible, sacrificing quality or fair labor practices, disregarding local economies, and doing anything to create larger profits, there is a demand for locally designed, sourced, and built homes that will last. We practice what we preach and teach and tiny houses provide an excellent opportunity to build exceptional homes that are still affordable due to their size. How and where you spend your money is important and one of the best ways to "vote" for change. Thank you for diving in to be an educated consumer!

  • We get into the nitty gritty of specific components in later section, but let's talk a little about quality! Tiny houses are obviously much smaller than a typical American home. As such, they provide an amazing opportunity to make the things that clients interact with every day be of high quality without being overly expensive. As an example, going from our bamboo or wood flooring (~$5/sq.ft.) to HempWood (~$11/sq.ft.) would be quite the line item in a 2-3k square foot house, but with our average tiny house being around 300 sq.ft., it's an increase of $1800 in materials, but also includes the subfloor so there is a savings of ~$800 in labor and materials. At the end of the day, clients can upgrade from a good product to a great product for $1000. You can still get carried away, but we apply this principle to all of our finishes and include a few custom woodworking elements to create a high-end luxury feel while only being ~5% more than a standard tiny house that feels like a spec home. In short, a small investment in quality makes a huge difference in the day to day experience and the longevity of our homes.

  • New construction (and old building practices) typically include substantial use of products that produce Volatile Organic Compounds (VOCs), formaldehyde, benzene, and other toxic chemicals as they age. These can range from mildly irritating to mucous membranes to being fully known carcinogens, endangering the health of those living inside. We choose to use formaldehyde free plywood inside the house, no-VOC (low-VOC is a moving target in the paint/stain industry), soy based glues, alternatives to PEX polyethylene water pipes, and real wood products instead of Medium-Density Fiberboard (a.k.a. MDF or particle board). The products that we use are slightly more expensive than the chemically infused standards, but we believe that it's worth the expense and, again, in a tiny house, the extra cost is minimal.

  • There are a number of reasons that people to choose to "GO TINY": to simplify their lives, save money, own instead of rent, provide housing for others and supplemental income for themselves, and to have a lighter footprint on our planet. Whether this is the motivating factor, it is a positive consequence that comes from creating homes that are much smaller than the typical American home. In addition to the given attribute of simply being smaller, we believe that sourcing materials that are locally and/or renewable produced is a small step we can take to make a big impact. Our community is still home to many mills and we source our finish wood from these family-owned businesses whenever possible. Our HempWood flooring is produced in Kentucky, which incurs a carbon cost with transportation, but the renewable nature, carbon sequestered during growth, and the amount of square footage that can be produced per acre is leaps ahead of most other flooring options. Our reclaimed redwood offerings from Ethica Wood is a wonderful way to showcase this beautiful resource in a responsible way. In short, Sol chooses all of our products with an eye towards environmental health and not just attempting to get the widget to be as cheap as possible.

  • Beyond sourcing materials locally when possible, Sol's initiatives and new product offerings are funded through community based micro-loans. When we expanded from the educational sector and into manufacturing, we raised $220k through small loans made by regular people. We then built 2 tiny houses, sold them, and either paid everyone back with an extra 10%APR or reinvested that in the next phase of the business. Cycling that interest through our local economy at least one more time strengthens our county. Many companies give a portion of profits back to causes that are important and we believe that, as a local business, supporting other local businesses and the place we call home is one way we can give back and inspire other small businesses to do the same.

Costs, Purchasing and Timelines

  • We have a spectrum of options to meet various budgets and visions, but we don't do that "it depends" response, so let's dive in. Our bunkhouses and bathhouses (primarily for events and retreat centers) are $75k. Our most popular Japanese-inspired single story home is 26'x8.5' and is $95k with an option to go to 12' wide, giving ~50% more square footage for $115k. We have a stunning 30'x10' home with a soaking tub and cedar slat bathroom walls along with 2 floor to ceiling windows and 2 sliding glass doors for $160k. Our lift system provides lofts that you can stand up in (>7' ceiling height!) and even full second stories! It adds $10k for a small build (less than 18') and $20k for a larger build.

  • We primarily do custom builds, but have simplified our approach. So, while you can choose to customize every single detail, we start with a short (15 min.) introduction meeting (in the shop or over the phone) to help you choose a base model. Our base models are absolutely beautiful and include everything you need to move right in (no "starting at prices" to get you in the door and then surprise "upgrades" that should be standard). Once you have chosen your base model, we sign a contract and you join the build queue! Before starting your build, we do renderings to make sure we are visually building exactly what you want and you have the option to make any changes you desire. For local clients, we also have packages for utility infrastructure, delivery, setup, and even exterior improvements (such as landscaping and decks).

  • We have found that the permitting of running water, power, and septic along with creating a pad is a complex endeavor for many of our clients. Upon signing a contract, we offer the option of a small deposit to do a site analysis and provide a quote for everything from utility placement to landscaping and deck construction. Our general contractors and designers can bring your whole tiny house and property vision to reality so that you aren't trying to juggle all the pieces involved!

  • Again, we attempt to keep it simple. Once we have a contract in place, based on the size and design you choose, we ask for a 20% down payment to order the trailer and window package as these have the longest lead time. 6 weeks before the commencement of your build, we ask for another 20% to order all of your materials as this allows us to avoid delays and price fluctuations. Another 40% is required to start construction as this covers our labor costs. The final 20% plus any change orders are due upon completion. In summary, it's essentially 40% to secure your materials, 40% right before we start your build and 20% before delivery.

  • Unless there are significant delays in modifications, our beautiful base models require ~6 weeks to order the trailer and window package. The rest of the materials are typically delivered in less than 4 weeks and construction takes 6-8 weeks depending on the size and complexity of the build. If you are at the beginning of our build queue, it's approximately 3 months from contract to delivery, which is why it's important to get in line soon!

  • Due to demand and confidence in our product, we offer a $5k refundable reservation option. This gives you a spot in our construction schedule, let's us anticipate shop and crew needs and it can be delayed or refunded as needed. If you have not signed a contract and only reserved a spot, we contact you 2 months before your scheduled first payment. If you are ready, we sign a contract and if you are not, we simply shift you one space in the build schedule (or more if you request) so that you have the opportunity to start right when you are ready!

Design and Build Details

  • There are both Department of Transportation and county/city specific regulations regarding size. In California, the maximum height is 14' and this is 13'6" nationwide. We offer 8.5', 10', and 12' wide options and those wider models make a huge difference in feel and creative floor plan use! Length maximums vary from state to state and we offer up to 40' long trailers before bump outs and extensions.

  • Our base models stand out from others in the products and finishes included. One of the biggest things we find in the tiny house market is builders using vinyl windows. The construction adage for longevity is that a house with "good boots and a good hat" will last. Tiny houses on wheels typically have great "boots" as they are up off the ground ~2', but have terrible "hats" in that they often lack significant overhangs because builders and clients are attempting to maximize interior space while adhering to size limitations to travel down the road. As such windows and doors take abuse from the elements and vinyl products will not last very long. Our base windows are Anderson 100 Fibrex or Pella Fiberglass. These are 3-4x more expensive than the cheap vinyl windows most builders are using, but they'll last and, like much of our philosophy, the added decades of life more than makes up for the average $3k cost difference. We choose Pfister faucets and fixtures for kitchen and bathrooms, Toto or Incinolet toilets, locally milled cedar or metal siding (not Hardi, which cracks, or one of the many panelized products on the market) for exterior siding, locally milled 5/8" tongue and groove pine for interior ceilings and walls (ask about blue beetle kill options!), 3/4" plywood cabinets made in the US, hemp or wood flooring, Pioneer mini splits, mineral wool insulation, mechanically seamed metal roofs, quartz countertops, and sinks/appliances that are sized for actual usage.   • Our base models are beautiful and ready for move in, so customization isn't necessary, but if you have an idea in mind, we can build it! Some of our clients come to us with precise plans of their own, others with a bunch of inspirational pictures from the internet, and some want support in getting what's in their head down on paper. We work with everyone and can customize each and every element that goes into your build. You want copper piping, a completely unique floorplan, or a custom table that folds into 3 different configurations, we can (and love to) do it!

  • Sol is a certified builder and all of our homes are inspected by a 3rd party. We choose to go above and beyond the standard Recreation Vehicle Industry Association (RVIA) or American National Standards Institute (ANSI) requirements as we believe and support municipalities across the country making legislative changes to allow tiny homes on wheels to be lived in as primary dwellings.

  • Every build that Sol completes comes with a 1 year warranty on all construction. Appliances and many materials come with manufacturing warranties. We build our homes to last, but if anything comes up, let us know and we will make it right.
